Here is a list of things you should request a copy of when getting estimates or quotes for projects on your home.
1. General Liability coverage. Everyone working in the construction industry must have this but, unfortunately many don't. Make sure it shows the expiration date and that the person working on your home is the individual covered on the policy.
2. Business tax receipt. This used to be called an occupational license. It proves the business is registered in the county they are working in to pay taxes.
3. Workmans Comp is required if they have workers/employees. Again many do not have W.C. They may have a WC exemption.
4. DBA- Doing business as. Some will have a main company name but doing business under another business name.
5. Reviews. Ask to see their customer reviews.
6. License Number- If they are Licensed trades ie.... plumber, electrician, A/C, contractor, they will have an actual number. Handyman will not have this but many of their trucks will say licensed and insured.
7. DBPR check. You can go to this website and check to see if they are a legitimate licensed business. Some may be working under another company license. Department of Business and Professional Regulation (DBPR) https://www.myfloridalicense.com/wl11.asp?mode=0&SID.
8. Payment- Ask about payment plan for the project. Never pay in FULL up front. Always hold some amount of payment for last, after the project is completed to your satisfaction.
9. Protect your home. Ask the tradesmen how they are going to protect your home during their course of work. Covering furniture, creating dust walls, protecting landscape etc.
10. Debris removal. Ask them how that will be handled. Or are you going to have to get rid of the trash and debris?
You are going to find that some will have no problem getting you this information. Others will not be so compliant with your request for this information. I have had some even get upset with me for asking. I have a folder I made that has all these documents available for my clients to reference. Just let them know you are trying to protect yourself as the homeowner. I have spent thousands of hours and dollars getting my licenses over the past 18 years and I have noticed many people in this industry operate without proper documents, licenses and permits just to get the job done.
